Experience
In my 17+ years of cottage ownership and development, I have directly experienced all aspects of vacation property ownership. Whether talking about plumbing, electrical, building construction, waterfront use, or property development options, there is a good chance that I have directly worked on the process. Vacation properties are unique compared to city homes, and experience makes a difference. I will not just tell you that the property has UV filter, copper wiring, block or poured foundation,and James Hardie siding - I will be to tell you what it does, why you want it (or don’t want it!), and how it should be property installed.
Yes, you can get a professional to inspect the property (and yes I do recommend it). However it is ideal to have as much knowledge/disclosure about a property prior to going through the time and emotional commitment of ‘the offer to purchase’ process.

Vision
I have previewed (and purchased) many cottages that with some minor cosmetic changes, looked 100% better, and appealed to a much broader audience. These properties all had ‘good bones’, and were often overlooked, or undervalued.

Often, the vision can be a sliding scale – from a few $100 and sweat-equity by the buyer, to thousands of dollars and work completed by trained professional(s). While this sounds simple, not everyone has the vision to see the potential. I will share my vision with you, and provide rough costing and time commitments required to realize the potential, unearth real value and create a preferred property.I will also share past property work as an example(s), in order for you to see the vision too!

Time… to get it right for you. Grey and Bruce Counties, and specifically the Bruce Peninsula offers a wide range of vacation property, waterfront and country re-treat options to consider. From ocean-like waterfront exposure, to small in-land type lakefronts, to dense forests, to exposed ten thousand year old rock, to sandy beaches … it can all be found.
