In my 17+ years of cottage ownership and development, I have direct experience in all aspects of vacation property ownership.  This experience allows me to recognize the true value in your property for sale, and in turn properly promote it’s features, benefits and potential to prospective buyers and other licensed realtors.

Whether talking about plumbing, electrical, building constructions or interior layout, waterfront use, or property development options, there is a good chance that I have experience in the process. Vacation properties are unique compared to city homes, and experience makes a difference. I will not just tell you that the property has UV filter, copper wiring, block or poured foundation, and James Hardie siding - I will be to tell you what it does, why you want it (or don’t want it!), and how it should be property installed. Valuable knowledge, and experience when evaluating what features to focus on when promoting your unique property.

My 28 years of advertising industry experience ensures that your property will be professionally marketed using a full compliment of both on-line, social and traditional media. And once the negotiations start, my combined property expertise and sales experience will make certain that you receive full value for your property sale!

 

 

Vision

Should your property be new, without any imperfections and appealing to all buyers – great; however most properties are not! I have previewed (and purchased) many cottages that with some minor cosmetic changes, looked 100% better, and appealed to a much broader audience. These properties all had ‘good bones’, and were often overlooked, or undervalued. 

I will assess your property with an eye to maximize a final sale price realized by you.  I will provide you with an assessment of your property, with recommendations for suggested minor improvements that can simply increase the property appeal (i.e. shorten timeline for sale), to more complex improvements that should increase the final sale price realized.

Many of my suggestions may involve little (a few $100) or no cost, to a few thousand (cosmetic paint or flooring). Of course my suggestions do not have to be acted upon be effective for the successful sale. My suggested simple changes and cosmetic improvements can be shared with prospective buyers and other licensed Realtors® to help them see the true value of your property as well!

Time

Time … to get to know you and your property.

After all, who know your property better than you?  I will take the time to sit, listen and ask the right questions to unearth what makes your property special. Whether it be the water temperature, clarity, fishing, sunlight coming it to a room, warmth of the wood stove, extra insulation (that can’t be seen), or the amazing outdoor fires or sunsets or sun rises that you have enjoyed. I will take the time to find out what is special about your unique property, then professionally market your unique property to prospective buyers and other licensed Realtors®.

Time … to get the imaging right. I will ensure that all photos are taken with the proper lighting - if that means having coming to back to take photos on a sunny day, I will take the time to get it right.
